Phase 2: AGRESSIVE MARKETING TECHNIQUES
This is the fun part! Marketing is a passion of mine, so I am always working hard to find new ways to set your listing apart from the competiton!
I will install the distinctive sign and property brochure box.
I will submit complete and accurate details regarding your listing to the Metrolist MLS and IRES MLS reaching thousands of realtors every day.
I will create and distribute a full color property brochure especially for your listing.
I will hire a professional photographer to take photos and create a Virtual Tour especially for your listing.
I will create CDs of your Virtual Tour and and provide a large supply on CD to have available for handing out at Open Houses, during showings, etc.
I will send out an Email Blast of your Virtual Tour to over 5000 Realtors in the Denver Metro area.
Internet exposure is key! Your listing and Virtual Tour will be advertised on the following top internet sites (and many more!)

I will schedule and host a Broker Tour for your listing exposing your home to 20 or more Realtors at one time!
I will present a multimedia tour of your listing at our weekly office sales meetings with an attendance of 60-100 Realtors each time.
Just listed brochures will be distributed to top producing Realtors, as well as current and past clients.
I will create a bound, full color property information book for display at your listing with extensive information for potential buyers (schools, area information, specific details about the house, etc).
I will create Special Feature Cards to highlight the special features of your listing that a buyer might not notice during showings.
I will schedule and host an Open House at your request when possible. Every weekend Open House will be advertised online.
I will search the MLS for potential buyers. This is a little known tool to find agents who’ve stored ‘prospect’ information in order to search for listings that match a buyer’s criteria. I can use your listing to search for buyers that are looking for a home just like yours! I will fax or email your listing information to all agents who have matching ‘prospects’ and follow up with a phone call to create interest in your home.
